Hafner Realty saving energy to better serve tenants
St. Paul– Commercial vacancy rates are high in recent years, and renting space to businesses is especially competitive. One St. Paul landlord is using energy efficiency to retain and attract tenants. Mike Hafner of Hafner Realty owns multiple properties in St. Paul. Two of them are buildings along Payne Avenue. Community development partners there invited Energy Smart to lend its expertise to assist local businesses in reducing their operating costs through energy efficiency. For Hafner, Energy Smart staff conducted on-site consultations and facilitated lighting audits at his buildings. When Hafner saw the lighting audit reports he was sold on the upgrades. “I want my tenants to save money. Anything I can do to help lower their operating expenses is a good thing,” says Hafner.At the building occupied by Chi Town Meat and Deli, the tenant is expected to save more than $3,000 in annual energy costs. Tenants in his three story multi-use building are expected to save more than $2,600 in annual energy costs. “We needed to do a lighting upgrade anyway. This is kind of a no brainer,” says Hafner.
Hafner plans to complete lighting upgrades at two other locations including the Hotel Furniture Liquidators building onUniversity AvenueinSt. Paul. “If tenants are happy and know that I’m watching out for their best interests, it’s good for my business,” says Hafner.

ENERGY STAR certification available for industrial plants
Early this year the U.S. Environmental Protection Agency launched an ENERGY STAR certification program for industrial plants. Earning a certification increases awareness about energy efficiency within your company and in the community at large. Qualified plants in the following categories are eligible to apply for the certification.
Each applicant goes through six steps to qualify.
